The government boiler upgrade scheme was launched in April 2022. It will provide a boiler upgrade grant to help owners of domestic and small non-domestic properties in England or Wales with the upfront cost of installing low carbon heating systems, such as heat pumps. It will run from 2022 to 2025.

How do I get my central heating system cleaned?

If your radiators have cold patches at the bottom and you need to bleed them more regularly or your central heating system is making more noise than usual, be sure to tell your Gas Safe registered heating engineer when they come to give your boiler its annual service.

Why should I get the water in my central heating system cleaned?

If sludge is allowed to build up, it can result in blocked pipes, inefficient radiators and damaged parts in the boiler.  The heat exchanger in a boiler consists of many narrow pipes which the water passes through to heat up.  If the narrow pipes become restricted or blocked, the boiler will shut down to prevent it from overheating and getting even more damaged.  If the boiler breaks down because of sludge in the system, the repair work is not covered by the boiler warranty and could lead to expensive repair bills.

How do I know if I've got sludge in my central heating system?

The common signs of sludge in the central heating system are:

  • Radiators are hot at the top, but cold at the bottom
  • Radiators require bleeding more frequently
  • Pipework to the radiators get hot, but the radiators themselves do not
  • Some radiators do not heat up to the required temperature, even when the temperature is turned up
  • The boiler pump leaks or fails
  • When boiler parts are removed or replaced, they are full of dirt
  • The water pipe coming out of the boiler (the flow) is hot but water pipe coming back to the boiler (the return) is lukewarm or cold
  • The system is noisy – it gurgles and ‘kettles’ (the term kettling means exactly what it sounds like – your system whistles, pops and bubbles, just like a kettle does when it is boiling)

What is central heating sludge?

Sludge, or magnetite, to give it its proper name, is a black substance in the central heating pipes made up of dissolved and rusted metal.  It forms when the water in the system reacts with the metal in radiators and pipes.

Because sludge is heavier than water, it can settle in radiators and pipework and, if left to build up, it can damage the boiler and the system.

Is it worth having a magnetic filter fitted?

Replacing your boiler is a major investment and you want to know that you can rely on it to give you heating and hot water for many years.  A boiler filter will catch dirt and debris in your central heating system before the water enters your boiler. This will help to prevent sludge building up in pipes and your radiators, which would make your boiler lose efficiency and could lead to higher energy bills.

Does my filter need cleaning and how do I get my filter cleaned?

The sludge that your magnetic filter collects will need to be removed because once the filter is filled up, it can’t catch any more debris.  It will still allow the water to pass through, but will not collect any more sludge.

How is a filter fitted and can I get one fitted for my existing boiler?

Your installer should fit a magnetic filter on the pipe that is returning the water to your boiler after it has been round the central heating system. This will prevent any debris that has been picked up on the circuit from entering your boiler. From 15th June 2022, having a magnetic filter fitted will be a requirement of the Building Regulations when you have a new boiler installed.

Why should I have a filter fitted and will having a magnetic water filter save me money?

Many boiler breakdowns that occur are due to sludge in the heating system. This ‘sludge’ (which is also known as magnetite) is caused by fragments of rust and other debris in the pipes that accumulates over time and, if left, can cause cold patches on your radiators, make your boiler work harder to heat your home and also can block or damage the components inside your boiler.

Do I have to have a magnetic boiler filter installed?

Fitting a filter is considered Best Practice when installing a new boiler and is already included in a document called BS7593:2019 – Code of practice for the preparation, commissioning and maintenance of domestic central heating and cooling water systems.

What is a magnetic boiler filter?

The water in your central heating system flows from your boiler, where it is heated up, around all your radiators and then back to the boiler to be reheated and circulate again. A magnetic boiler filter is a small device that is installed into the pipework close to where the water goes back into your boiler.

Why is my radiator cold?

The most likely explanation for this is that there are bubbles of air trapped inside your radiator. Fortunately, this is the simplest issue to solve. All you need to do is bleed your radiator.

How old is my boiler?

To find out how old your boiler is, visit the official industry database Fill in details of your boiler and the dates when manufacture of that model began and ended will be displayed. You can search for all brands and models of boilers in this database. Or you can look at your boiler’s serial number. This can usually be found on the drop down panel on the front. The serial number has all the information needed for us to tell you when your boiler was manufactured. Contact us with the details.

Which Baxi boiler do I have?

The easiest way to find out which Baxi boiler you have is by looking at the instructions that came with it. It is always worth keeping these in a safe place, because they also include the Benchmark Checklist that your installer should have carried out when they fitted the boiler and also the boiler’s service history, which should be completed by the engineer when they carry out your annual service.

Where can I find the serial number of my boiler?

The serial number can usually be found on the drop down panel on the front of the boiler. Some boilers have a tag underneath the boiler that slides out to reveal the serial number. If you can’t find your serial number, call Baxi Customer Support 0330 678 0917 with the name of your boiler and they will help you find it.

It might be difficult to tell the difference between a counterfeit part being installed into your boiler and a genuine part, but this could make a real difference to the running of your home heating system.

We recommend always asking your installer to use Baxi Genuine Parts, because they have been tested and approved for use in Baxi boilers.

What should the pressure gauge on my boiler be reading?

The normal operating water pressure for your boiler and central heating system is between 1.0 and 2.0 bar. If the pressure drops below 1.0 bar, you need to repressurise it. If the pressure goes above 3.0 bar, you will see water coming from the pressure relief valve (usually on an outside wall). You can reduce the pressure by bleeding a radiator or draining some water out of the system using a drain point, usually found underneath a radiator.

If your boiler pressure is too high, it could be because a radiator has been removed, for example, while decorating a room, and the system was over-filled when it was replaced. If the water pressure continues to be high after bleeding the radiators, please call your heating engineer, or Baxi Customer Support on 0330 678 0917 to check the system is safe to use.

What does Boiler Plus mean to you?

The part of the Building Regulations that deals with central heating boilers is undergoing the biggest change since the introduction of condensing boilers in 2005. The change, commonly known as Boiler Plus, affects you when your old boiler is replaced, or you have a new boiler installed where there wasn’t one before.

The new law becomes effective on 6 April 2018 and applies to homes in England only.
